About Olivia

Nine years on the same street, and still waving at the same neighbors.

We moved to South Four Corners in 2017 and never looked back. Since then we've bought a house, had a son, learned every shortcut around the Beltway, and figured out which neighbors keep the good Halloween candy. This is home, and it's the reason I do what I do.

I sell homes here because I love living here. That's the whole pitch.

I've been a Realtor since 2014 and have personally closed 234 homes in that time, after cutting my teeth alongside my mom in the early years before building my own book. I'm licensed in Maryland and Virginia, which matters more than you'd think when a move crosses the river.

What you get with me: straight answers about what a house is worth, what it'll take to sell it, and whether that place you saw online is actually a good idea. No scripts, no pressure, and I'll tell you if the smart move is to stay put.

My mom, Alecia Scott, built The Scott Team, and I joined her in 2014 as one of her first agents. My dad, Robert, eventually came on board too, so it really is a family business. How I price it, and how I market it.

How I price your home

I don't pull a number out of thin air and I don't just match whatever your neighbor listed for. I build a real comparative market analysis: recent closed sales on your street and the ones just like it, what's currently active and competing with you, and what's gone under contract in the last 30 to 60 days, pulled from Bright MLS, not an automated estimate. Then I factor in your home's actual condition and updates. I'll walk you through the data myself and explain exactly how I landed on the number, high, low, and the range in between. If the honest answer is to wait or make one small fix first, I'll tell you that too.

What my marketing plan includes

Every listing gets professional photography, and most get styling or light staging guidance before the camera shows up, you can see examples below. From there your home goes out everywhere buyers are actually looking: the MLS, Zillow, Redfin, and realtor.com, plus The Scott Team's marketing and my own following. I write the listing description myself, not a template. Before we go live, I'll walk you through pricing strategy, timing, and what to expect the first week. Once we're live, the Scott Team's transaction coordination keeps repairs, inspections, and paperwork moving, and I'm the one person you're talking to the whole way through.

Porch Fest, pumpkins, and showing up.

Every fall, South Four Corners Porch Fest turns six front porches into stages and the whole neighborhood comes out. For the past three years I've been a proud sponsor of Porch Fest, handing out Italian ice and pumpkins and hosting free face painting. It's my favorite Saturday of the year and my small way of giving back to a community that's given our family so much.
